I create a file by typing in the info on the ezLandlordForms.com website, and also request credit info through them as well.As to some tenants not having bank accounts, according to some surveys, a good portion of the low income population either does not have, or does not qualify for a bank account.

It was on MLS as well and honestly, I think a big portion of our numbers was due to the acceleration of the market and having got in the house when we did.

My tenants all work and have to pay a portion of their rent which is anywhere from $45 to $380, depending on their family size, their income, etc.I've only had 1 section 8 tenant that did not stay over an additional year.

I knew that was low but didn’t care because they would loan up to 75% and that was plenty after putting 25% down.The rehab portion was originally $60,000 but we went over budget and had to get another $12,000 from them.
