I said that I did not disagree that modular was a "logical" decision however; for a variety of reasons that I will not go into here, the modular may not be zoning or code compliant where you may want to build especially the fire code and to check with the zoning and building departments in your desired area in order to not waste time or money in "assuming" that you can achieve your vision.

There is not a large enough difference between owning an SFR or a duplex.I would say that if you were to buy in more middle income areas (higher property value areas), it is almost impossible to cash flow an SFR, where as you could get positive cash flow with a small multi (duplex).Having said that, I do agree with Mike's overall point as to start small as a beginner, develop some skills and experience, then move up to bigger investment vehicles.Economies of scale is to say that you are reducing your long run average costs through a variety of factors such as purchasing in bulk (apartment units is one purchase with multiple doors reducing the average cost per door), access to a greater range of financing options, spreading the costs of marketing, advertising, managing, accounting, legal, and many other OE's over a longer period of time and over many units rather than just one or two.Perhaps the added word of "easier" is not appropriate and therefore was confusing Rich.
