We also upgrade the fit and finish of the properties to give them a competitive advantage in the rental market.We prefer a property be totally distressed, and therefore cheaper, than a property that just needs updated.

Around here, we have a couple of manufacturers of generic thermal pane windows and can buy them cheaper than Lowes.It's not rocket science installing them, and we found someone to remove the old windows, haul them away, and install the thermal panes for $50 a window, about half of what some others wanted.One caveat, I had an energy consultant with our local utility company come out and do an energy audit, and he said if you've already got serviceable windows it's not cost-effective to upgrade to more than storms - and this is on my new personal residence.

Recently I put an ad on Craigslist for insured tile layers and I received over 100 responses in a few days, most came in at 1.00 per sq foot.Remember dark grout, hides dirt better, always assure the tile are from the same die lot, and always keep a box or two of spare tiles for the occasional chipped or broken tile replacement.As far as liability for slips on wet floors, my leases have clauses to cover that, the tenant waives all rights to sue me or they don't get in, and I still carry liability insurance anyway.In 20+ years, never had a problem.

If the installation is on an existing building the building dept may require upgrades to accommodate the installation - this is also paid by the carrier.
