If they have demands at the showing or early stages, it is often a clue the unit is simply not a good fit for them.For example, if someone comes in for a showing and says "could we make the whole place x color" I just say "no" and move on to the next tenant...They are really telling me (in landlord language) is that the unit as is is not ok for them but they think if they can put their stamp on it, then perhaps it will work out...

Most landlords do not have a clue about tenants rights and telling them to inform the applicant as to why they are being denied is a potential mine field.

Detailed preparation is indeed the key, as is being sure you meet all requirements you may need to *before* you file suit, such as notifications and demand letters to the landlord, if such apply.For that matter, a demand letter alone may actually suffice, particularly if it comes from an attorney, but properly written, you can still clue the landlord in that you really mean business on your own.

Gurus, mentors, coaches and RE investors simply play down the risks saying deals are anywhere between risk free to minimal risk, IMO they don't have a clue as they have not been hammered (yet) or if they have the issue must be denied.
