Generally wholesalers who have no idea what they are doing, as sort of in this case, the process of trying to sell a note to the end investor is essentially throwing stuff against the wall to see if it sticks.

Then you throw in the hedge fund factor like what happened up at the trustee sales in Atlanta and the little guy is pretty much put out of bizz.But your right another ave to find property is probably much more productive use of your time.

My first thought was to get a loan on the property to extract the equity and the income from one of the two units would more than cover cost of Mortgage, taxes, insurance etc.The problems I'm running into is, A: The property is worth substantially more than I paid for it 9 months ago as I bought it as an uninhabitable bank owned foreclosure, which seems to throw up TONS of red flags with Mortgage Brokers / underwriters I'm told.B: I current have it listed for sale, even if I pull it from listing, the mortgage brokers want to again red flag itC: As my experience is Fix and Flip I don't have experience as a property Manager per se and the lenders I have spoken to all want you to have 2 years history.

So really long story short. Things are apparently not going so well in the home. BF calls me this morning saying his GF has gone crazy and he's going to the court to file an order of protection and he was just calling...

It's a tough situation but it will pay off coz things can turn ugly, guard your heart, "don't throw your pearls among swine" is a very true statement, people tend to pull people down that are excelling in life and look for ways to assist in that.
