The criteria I have come up with is income must be three times rent, satisfactory rental history for past two years, satisfactory credit 640 or higher and no delinquencies for past 6 months, No past evictions or owe money to past landlords.

Don't I need to go to a school for three weeks and then take a test to get licensed though?

They may have made a profit on those flips but a generous amount of those profits were not from the work they've done but the fact that prices in Sydney have risen 30% in three years.
