I personally do not think you can go wrong in any part of South Florida as long as the numbers work. 

Should be plenty of opportunity in Maryland I would think.2.

I can muster my own capital + leverage but it would not be quite enough I think (and my wife might kill me).My instinct is to raise capital hell-or-high-water and refi later upon completion with a DSCR. 

I think if you approach the conversation with tact, you might be able to feel them out. 

But also, think about the situation.

can utilize the no income no doc DSCR loan which works beautifully and can take upto 80%  Really think we should stop using "no doc" to describe DSCR Loans - really isn't accurate and adds unneeded stigma around the loan product What types of "docs" do you require for a DSCR loan at easy street ?

Tenants are going to do it and I don't think it's really fair not to allow them to.

The lender said they looked at the reserves and the upcoming needed repairs and think that they association is under funded.
