Thanks David, those wanting to get into real estate are really missing the boat trying to jump into strategies that are nothing more than marketing aspects of the industry, they don't teach or explain the industry.

I have been in contact with one but response rates are slower than I'd like and I am also interested in one that is willing to "teach" a little during the process (based on the lack of communication I feel my current contact is not interested in that).

If it's a competitive market, and deals are hard to come by, you're more likely to be able to find someone that is willing to share a deal. 1/2 of a deal is better than no deal but it also takes time for that investor to teach you.Once you learn how deals work, you can get into direct mail and wholesaling if that's what you're into.
