I'm with @Christina R. and @JR T. 

A house I'm looking at has some stress in its internal support and I'm unsure of what's causing the problem.  

If you find the right team, it could help you get into production quickly, with little stress and you could make more than as a solo agent after you factor in all expenses.

They are only doing their job so I do not fault them, but unless your kids play t-ball together 2X a week you should not be on a first name basis with them and it sounds like this owner is. $800 net with $90K contract plus repairs don't sound like a solid deal to me.

So if renting breaks even or doesn't cash flow after ALL expenses after a rehab then I am nervous and might shy away because if I can't sell and can't rent, then sh*t I would feel stuck in mud....
