I was a commercial broker for Marcus & Millichap and currently own 92 unit and have contracts on 217 units.1) I would also start by calling a commercial broker or property manager and asking about about the market in which you want to invest. 2) Get as many financials and broker packages you can so you can start evaluating properties so you get an idea of what the properties on the market are trading for. 3) Create a criteria of properties you want to acquire and send that off the brokers.Read as many books about it as you can and speak to industry professionals.
