I suspect your monthly appreciation will be much higher than $2.4k because 1) San Fran is one of the few areas with better historical RE appreciation than San Diego 2) my lowest monthly appreciating RE was a cheap and small home so that $2.4k would be higher if not a cheap starter home.  3) the hold time on that lowest appreciating asset is now experiencing its 3rd significant decline.
