I own four in my name, and the process stopped pretty quick after that.So I'm back to where I started.

All 4 investments ran into trouble, namely the borrower has stopped paying and gone into default.

I didn't give the short term guests access to laundry so it wasn't a big deal but now that there are regular tenants moving in the upper tenants asked when I plan to repair/replace the other two machines.

I do mostly fix and flips as well as holding some rentals, but will be getting my license soon for MLS access and looking for the best sponsorship route to go.

The land is not currently accessible and requires extending a 26' wide curbed street (+ sewer & water).

The last thing I will bring up is make sure you read the leases to make sure there is no wording to stop you from sub metering the water.
