Stay above board on everything.

Since I was in Texas and planned on staying there I found out that I was qualified to take a real estate broker license test and get a license so I took the test and got that license but I never did that full time.  

The title will be transferred to me and the current loan and insurance will stay in his name.  

I don't care either way as I think he intends on staying for a while but even if he left, the unit is very nice and he's very very neat so it would rent for the same price in a minute. 

The goal is to find someone who would want to stay beyond a year.

You can hire a part time person, but everyone I know who is doing that has challenges finding good people that will stay in a part time job very long.

You could also stay involved in the transaction if there is a substantial enough spread between PITI (e.g. $600) and market rent ($1,200).
