May also work if the duplex is a higher price, larger square footage, in a better school district etc.I know I sound like a broken record on these forums but “Occupancy” is not always a black/White issue

It sounds like finding a good commercial specialist is worth pursuing, so I will look into that. 

Not to sounds offensive, but everyone's time is valuable.If you are a buyer, you typically don't pay anything to the agent, unless they charge any retainer fee.

Another thing to keep in mind is if you need to refi to get money out in a couple years in the future for your next down payment there is a big possibility you will be doing so at a higher interest rate.If you pay more down you are not reducing what you are paying monthly just shortening the number of payments in 25-30 years.It looks to me you are in a growth stage and having a stable predictable property with more debt (paying off at a regular rate).

Doesn't sound like you have a motivated seller on your hands which is critical to getting a good deal.

So I'm in the rehab stage of a BRRRR and thought of a question regarding seasoning period. 

It sounds like a great deal, because it would a company actually leasing the home (I'd imagine very stable from that perspective).
