I'm specifically interested in learning how to land a pre-foreclosure deal, but I think I need a structured system for educating myself and have a teacher/mentor for support and to hold me accountable during the process.

Because the market is good for selling it’s hard to not take the 40K payout vs the 100/month cash flow. 

But I would definitely get your loan officer to contact the seller's agent to go over the loan process with them.

I get 3-5 calls a day from people who think I would be interested in selling my 'non-occupied' home - but as an investor I have no interest.  

Here's what I got going on so farCreated my Company "Coastal Sunrises" which focuses on STR Management/co-hosting, and am in the building process right now for my systems and I'm essentially looking to build every one of them to scale with so I am okay with taking a hit to profits immediately if that means paying employees/va's while I'm not managing a ton of properties.

That will open your eyes to the process and scaling will make more sense from there.

POH are a part of our industry whether you keep them, sell them or tear them down. 

If you owner occupy and rehab the home around you great while looking to sell at the 2 year and a day mark or later (to wash up to 250K as a single owner occupied/500K if married).  

Instead of cash-flow you're creating value and saving thousands on taxes if you choice to sell.
