It has since been delayed by congress and I was able to get insurance through a private insurer out of Florida underwritten by Lloyds of London, but it covers nothing and only satisfies my lenders requirement to have flood insurance and that was about $1k per year.Biggert-Waters is delayed for four years while FEMA remaps and does research.

However, you are not satisfied and that is not good enough for us.  

If you have to move into the upstairs of that property immediately then the 1031 will not work - unless the portion you are using for investment will satisfy the reinvestment requirements for the sale of your old property.2.

You have a lot of variables:1) Compliance with state (usual) agencies means you need to keep everything in proper running order to satisfy the state2) Are you taking private (more income) or MediCare (less) clients3) Turns can be expensive and cost. 

I've helped quite a few investors find homes in these areas and they have been extremely satisfied with the price, location, and value. 

If you self-manage and have a pattern of tenant problems or contractor woes, chances are you won't fare much better with a property manager unless you do some work first.Relying on online reviews is never recommended, as it's been shown that the core of  satisfied AND unsatisfied clients don't bother with posting anything.
