Unless there is a specific reason that's out of the ordinary, most banks and hedge funds are trying to get the most they can get.I've seen one smaller regional bank willing to take more of a discount because the pool they bought had a couple of rezi loans and they were focused on the rest of the commercial loans which is what they really wanted.

It turned out to be the nicest investment property I have seen in my region and although I would have liked to have gotten it under contract for $20,000 less I realized the numbers work, the owner has taken great care of it, there’s no real maintenance issues, and the tenants are paying market rent and are on month to month leases so no problem evicting if they stop paying.
