You're buying scarcity.Another is to get a gauge on where you'll be marked on a re-fi if you're doing a reno or rehab, or just as an internal mark if you're not looking to pull but need to see if you're doing this in an appropriate value market wise. 

Don't be fooled there are fair number of seasoned investors in that market (for proof see my failed 3-4 offers that were beat out), they just dont feel the need to discuss the market online here because it seems like a bit of a tighter network.

Basically you need to get yourself involved and throw yourself into the RE world 

If I were a new struggling RE investor I would be concerned even with the appreciation as the future may not have the same appreciation and cash flow pays the bills when starting out.  

Particularly, some partners and I were discussing some of the newer tools out there that incorporate AI as well as more advanced processes and what may help us.
