Build a relationship with the seller and try to solve his major problem.  

You see, I spend the major part of my time working overseas (5 weeks out/3 weeks home on average).

Make as much as you can and move on to the next deal or You could partner with other investors that have the capital to help remodel and then sell it for max profit.
