You don’t have to accept the off the shelf contract as it is biased in favor of those who drafted it—which if you think about it for a second is perfectly natural—but it’s more than fair for them to ask you for a written agreement.

My question is whether that is a viable strategy in the DFW area given how hot the market is here and the seemingly uncommon nature of 1-4 multifamily properties?

Bank is requiring 100k in cash from me per building, so I have some skin in the game, and is not letting me start the next building until I am 100% filled with the buildings I have already built.

You will get thick skin quickly.  

Much of this is attributed to some unique aspects of our market, namely the "landlocked" nature of the county.

First I would ask yourself what aspect of the business are you best at or have the most natural ability.

I am naturally NOT creative and NOT patient so will have to actively work on that haha.

Many believe that your structure can NOT pierce the "skin" of the mobile home.

And while some people may get frustrated that they cannot make rent that is the nature of the business and it is the business we're in.At one point I had very little money, in fact I was working 2 full time jobs and living out of my car.

We have relatively cheap land available for growth, limited natural disasters, a nice climate (a  bit warm in the summer), a business and personal friendly tax structure etc.The rental market is strong, we receive multiple applications on most properties in days.
