I am 37 years old married with 2 young kids.

If a tenant agrees to do it and then stops a landlord can not force them to continue doing the maintenance regardless of what is in the lease.Personally if I was not going to do it my self I would hire a contractor or better  hire a local kid to do the work.

I thought bars were required for any unit with small kids above the ground floor.I ran across this post while searching for a better lease than the "Family Lawyer" software we've been using for many years.
