I obviously fit the bill I have a credit score of at least 740 in all three credit bureaus and no delinquencies except that at the time of starting with him I had no revolving credit I had never used a credit card so I got 2 credit cards back in late or mid may and added him as an authorized user he said he'd help with the payments .

I've done the research and the vacation rental market is hot, but of course, relatively seasonal (quiet/dead from November to Christmas and from mid-Jan to late April.

I applaud you @Eric F.When I first started I worked as a 25 year old ex marine with a 60-year-old real estate investor who has an office and a conference room and he did only did direct mail, this was in the mid-1980s.Making the phone ring was not a difficult thing, The most difficult thing was building rapport with practically anyone face-to-face, asking good questions, and getting some agreement in writing on the first sales visit.If you can master those skill sets, you will always be able to make money in real estate investing Remember these two points:  People do business with people that they like and that they trust  And, you make your profit at the purchase, either price or terms or both

Often times they are very good tenants as they do not want to lose their voucher.Provided you keep up the apartment or home and have fair market rents vacancy shouldn't be a problem in a mid to high section 8 housing area.

@Bill Gulley  In most parts of the rust belt or mid west to deep south new construction is a non starter.. existing stock can be had for 50 cents on the dollar of new construction.. this only works in regentrifing specific blocks or neighborhoods.. and if you have those you have the cashed up builders to compete with..
