The strategy that you mention has been changed so that you will not receive the full tax free exclusion upon sale if you only live there for two years when the property was initially used as a rental property and then later converted into a primary residence.

Request the "official" version, from their accountant, which is filed with their tax return.Other than that, a good property inspector should point you in the right direction as far as what areas could give you problems and what capital improvements you should make to avoid things breaking up later.

I have had the most luck from driving street by street and noting every house that looks abandoned and then either running the title or leaving a note one the door (and then running the title later if I haven't gotten a reply from the note).Takes more work and a lot longer than just going on listsource but us Canadians have to make due with what we have :p
