If you have a duplex or more you need to pay for snow removal from common areas and landscaping.  

If it is a typical 3 car garage, I've seen many people get between 60-100 door in the Greater Providence area.Hi Emiton, This garage is a non commercial space, however the doors and driveway are big enough to fit industrial-sized trucks (ideally for contractors, landscapers, businesses of that sort), so I'm assuming that's where the $1,000/month came from.

To get this property market-ready, I contracted a variety of cleaning services such as move-in/move-out house cleaning, carpet shampoo/detailing, power washing, landscaping, and junk removal services.

The more amenities a park has, the more favorable landscaping (think shade in the summer), the size of the spaces, etc all will have an impact on lot rent potential.  

I’d rather need a $1,000 replacement in a unit with a tenant paying $2,000/mo than a $200 landscaping bill on a vacant one. 

We also have small kids so aren't ready to put tons of our own time in right now so we liked that it had already been rehabbed, but there's still some room to improve (kitchen, bathroom vanities, landscaping, etc.)How did you find this deal and how did you negotiate it?
