@Meaghan Simonich the best advice I can give you as an out of state investor is to clearly define your criteria in terms of the class of properties and neighborhoods you are comfortable investing in and knowing the areas in your market that fit that criteria.

BUT, during C-19, I think we're seeing far more rental owners actually turn towards virtual listing tours as a potential route (so as to keep everyone safe - prospective tenants, landlords, and possible current tenants).In terms of getting the listing created and up on multiple sites, there are definitely some tools that can help with self-managing the listing and tenant screening process without needing to shovel out a ton of money to a property manager.

In terms of your question, as stated previously, most areas that are 50k a door are going to be in rougher, less attractive areas.
