Water can be a very destructive and costly element.  

Consider all elements of the deal. 

Be respectful and fair in your interactions.

I would make sure you make through documentation regarding the interaction and going forward have a bedbug addendum (look online or check with local rental associations) for new move-ins. 

I signed up for the webinars (which I found super insightful) and last Friday I signed up as PRO because I want full use of the calculators and access to older webinars to continue learning about this fascinating industry.I look forward to interacting with the community and the only thing that I have some trouble now is that there is so much information I don't know what to read next!

Even if you never took advantage of of the tools and webinars the interaction and knowledge far exceed the cost of the Pro membership. 

If you do value the face-to-face interaction then you might consider that.

I am in the process in looking for a new business location for the primary company that my wife and I own, I contacted a few sellers on a few properties and there were only a few professional interactions that I had.

My advise is to concentrate heavily on social interaction with people.
