Why do you think purchase contracts are so long and have such small print?

I purchased a property in Warren and had to switch PMC's about 6 months in. 

The monthly rental of a home should be 2% of the home purchase price. 

Good cash flow on the property and will continue to bring you income and appreciation.I'm not sure of the numbers when you purchased the property, but assuming you followed the customary practice of 3.5%-5% down, you have a property with some very solid appreciation. 

I recently purchased an investment property from a wholesaler.

Purchase price: $120,000 Cash invested: $60,000 417 old falls blvd is a multi use property having office/ warehouse spaces on 1st floor and a 3 bed 1 bath apartment upstairs.

Purchase price: $86,000 Sale price: $120,000 The wholesale deal for 4390 Annie Mae Cv, Millington, TN, greatly impacted all parties involved.

Purchased vacant lot and build single family home with 4 bedrooms and 3 baths.

Ideally I am looking to keep the purchase and renovation cost between $175-200K.  

But their minimums are pretty high for a tenant in common purchase.
