It was truly an incredible deal.

In my opinion, it is almost never a good idea to pay for points, especially in this lower rate environment (especially if you don't plan to own the property for more than 5 years, without refinancing). 

Looking back now, there was a truly incredible emphasis on "not screwing up your future," an immense fear of risk that carries over from high-school mind control, pushed into your brain by the people who work there, all of whom spent years getting along to worm their way into a unionized low-to-middle-income teaching job, in large part, by jumping through hoops and never doing anything that might lead to their getting fired out of a government union job, or, to put it as teachers do, "jeopardize their position."

Also incredibly nice and honest.

@Michele Wax this sounds like an incredibly creative strategy that could certainly work well for buying properties at a relatively fast pace.

I must say this is incredible what this forum brings.

@Felix Torres Last night I went to my first meetup and it was incredible! 

those that bought pre 07 and stayed in their homes are probably back to par now or positive equity some by a lot.. those that had troubles in 08 to 2012 that inventory got dumped and recycled.. those that bought in those fabulous buying environment got what we would consider today as smokin deals and they had to qualify no liar loans.. so cant see those folks defaulting or doing anything but holding tight.
