I've also had prior landlords wanting to establish my identity and the tenant's permission prior to releasing the information - which is perfectly valid and was satisfied by faxing over the applicant's signed release.

You do not have to give every tenant the same rental rate, nor do you have to offer them identical properties you just need to be able to justify the difference.

However, this time of year, the forums are filled with people talking about Section 179 depreciation for the equipment in their rentals.  

I'm thinking Section 179 accelerated/bonus depreciation qualifying equipment.

I offered furnishing equipment, but the contractor will loose the markup on the equipment, so who knows if this will fly.

i have use equipment to pack stuff into a dumpster but you have definitely taken the "term using the space" to a new level that i`m sure not many people would take time to consider! 

Although the Scope of Work may not be identical from house-to-house, for the most part, the repairs will be fairly similar.

Maybe not even enough to justify installing the equipment. 

They value their time and heavy equipment is not cheap.I'm a huge fan of DIY.
