So if you have a large unit complex and you have more of one race, religion, etc. than another a potential minority tenant can sue that you are discriminating even though you have no idea what the race, religion, etc. makeup of your tenant base is because you do not keep those types of records (ie. ask on application) because that in itself could be a basis of a discrimination lawsuit.

Deed in lieu of foreclosure can not be pre-arranged and still hold water as it could in the past, so I have to disagree with Rick to some extent.Deeds may be deemed effective when executed, filing perfects the deed, in some states it's the race to the courthouse as to priority but, speaking on a national stage, consider ALTA's concerns, which I've posted before.

As long as you're not discriminating against someone based on race, color, religion, sex, national origin, familial status or handicap, you won't run afoul of the federal Fair Housing laws.

You also need to do an inspection - I had a couple of board horses on my farm and they destroyed my stalls (ate the boards and tore up fences).
