funny story...when I first started in 2005, a tenant had me running all over town to collect rent..crazy idea, newbie highlighted across my forehead!

@Patrick Shaughnessy   Whenever you want to mention someone, do the @name last name (with space between two) and name should pop up on bottom left, click on name and it should highlight.  

More than that, I want to be able to give back to my community by helping other children that need a positive role model as well as healthy food to eat after school. 

Maybe creating a tenant handbook highlighting disturbances by guest or residents in relation to a lease violation which is subject to a 10 day & if problem persist a 30 day will be given and enforce it as a zero tolerance policy may help & have them sign. 

Even if you lived off the grid and off the land just to gather food is at least a 9-5.

I work full time in the food industry and I am able to save most of my income.I am new to real estate and have never bought or rented property before.Even though my current income is low, I have a goal of gradually building up passive income over the years.

At the end of the conversation I just said it could sit in escrow for all I care.The only thing I can think of trying at this time is to send a copy of the contract with the two items highlighted and a copy of the release and a self addressed envelope for her to return.

Cure any issues that may cause residual damages ie. throwing out all the rotting food and discuss with the tenant when they plan on moving out or getting things back on track.So I'm curious is this tenant current on their rent?
