@Patrick Shaughnessy   Whenever you want to mention someone, do the @name last name (with space between two) and name should pop up on bottom left, click on name and it should highlight.

Maybe creating a tenant handbook highlighting disturbances by guest or residents in relation to a lease violation which is subject to a 10 day & if problem persist a 30 day will be given and enforce it as a zero tolerance policy may help & have them sign.

At the end of the conversation I just said it could sit in escrow for all I care.The only thing I can think of trying at this time is to send a copy of the contract with the two items highlighted and a copy of the release and a self addressed envelope for her to return.

Not a lawyer, I am an insurance guy, this is not legal advice nor is it telling you how your policy will react... its food for thought based on a standard policy as defined by the insurance industry.The fact that is a commercial vehicle is probably a good thing as it means higher limits for the negligent party.

Cure any issues that may cause residual damages ie. throwing out all the rotting food and discuss with the tenant when they plan on moving out or getting things back on track.So I'm curious is this tenant current on their rent?
