I've always toyed around with the idea of real estate investing but it seemed out of reach.

Now that I've sunk around $3500 into the unit, I can't seem to attract a tenant at the new rental rate (only $50 more than the old rate, which hasn't been raised in 10 years).I realize there are so many variables, and that investing is for the long haul.

I have received many more returned letters than leads, but I'm in it for the long haul (multiple mailings).

I've toyed with the idea of getting my RE license, etc., but I'm not sure I can invest the initial few hundred dollars into classes and licensure, and then solely work for commission after that.
