Owner is investing out of state and I just got the mail today for a good check.

If your property has any special aspects, you may find that the recommendations are not addressing it or indicating you should remove a needed coverager.If this is a 1-4 family rental dwelling (completely non-owner occupied) the likely policy is a Dwelling Fire Policy.

I've yet to speak with the owner of any promotional company that operates in that capacity.  

I have a lender in the Syracuse area that deals strictly with non owner occupied investment properties that I’d be happy to extend as a resource.

Long story short, the current owner recently purchased this property at a tax sale 2 months ago.

We signed a lease agreement on 12/28/18 and were set to move into a house on 2/1/2019, however on 1/26/2019(the owner had expressed that she decided she wanted to sell the house sooner, about 1 month after signing the lease).

There is no risk for the owner of the SPV that holds title to the property, b/c their "investors" have no ownership interest. 

The woman living there is the original owner and advanced in years.
