I am looking at a very low positive cash flow given I have 5% down on a seller’s market and still higher than usual interest rates.

We are paying almost $2k in interest only payments per month on the outstanding HELOC balance. 

One idea is to make your next property your new primary residence that way, you could potentially get a better interest rate and keep your current home as a rental.Also, a big advantage of real estate is its tax efficiency.

The benefit to the seller is that they get 0% down deals with lower than average interest rates for commercial deals (Seller carrying 25-50% note at negotiated 0% interest) and have theoretically infinite returns with 0% down.
