It has long been in a fight of the haves (whom mostly come from somewhere else with experiences of higher standards of living) and the have nots (whom have a hard time affording any housing they choose).

With the current tenant you are talking to - keep the conversation at a minimum, because they sound like they would like to pick a fight with their interpretation of the terms of the lease.

So to answer the question, yes she is capable of doing them. 

The LP I've been in talks with is a hedge fund, so they are very capable of making the investments.You are def right that we are past the peak boom years of this cycle.  

@Olukemi Owoseni I’m pretty sure you have discretion over that the only way the tenant can fight you is in court which may or may not be worth their while.

I carry a sole loan from them on the balance sheet, and while it's the best terms of the loans I carry, I had to fight tooth and nail to hold them half honest to their original offer, which was not close to what I wound up with.

Putting 25% down on a mortgage, will give you the capability to purchase 4 times the amount of properties, thus giving you more profit in the end when all the properties are paid off.
