I would recommend one LLC per property or using something like a series LLC where you can place the properties into individual child cells to minimie liability. .

Last statistic I read is we are taking in about 60 people a day to portland. you then look at your major employers, Amazon is building or it might be done a fulfillment center, Nike has said they want to double in size and have committed to a number of new employees in there tax incentive, intel is up in the air, they are kind of struggling since they missed out on the cell phone manufacturing, I am not sure what the hospital is doing out there.

@Nicolas Celle just in general, buyers market (where there are many properties for sale and not enough buyers) just tells you the location is not as desirable.

Now I have fat reserves, fat equity and don't mind purchasing with cash .I use private lenders vs commercial loans and you couldn't get me to blanket collateralize multiple properties if you paid me.

Your attitude in this thread leaves little to be desired and reflects poorly on you.I fully agree with you that in sub2 and any other real estate transaction, there exists unscrupulous characters who belong in a 5X9 cell and not out on the streets taking advantage of the misinformed, unsuspecting, or ignorant.
