Once you find the right fit you explain to the highest person in charge (and I would suggest dressing in your best professional outfit and setting a meeting with the highest person at the bank) and explain that you are a real estate investor, currently working with other investors, but looking to group your business.Next, you explain you have $2, or $3, or $5k, (this is important) to put into the bank, and its part of your current money.

Yes at first contact I do disclose I am broker, I hand the owner a no-agency disclosure and also explain in writing that it is in their best interest to contact appraiser, real estate attorney, or independent real estate agent if they feel this way their interest will be protected.

(No offense to any attorney, LOL) I'd back track on that if possible telling her she can see a RE attorney but the closing agent will explain the transaction.edited, just saw your last post; get your fee, give him a receipt for the assignment, this is an amount paid out of closing to be shown on the buyer's side of the HUD-1 or accounting settlement.

I ended up signing a 1 year contract to purchase 8000 records for $1000 (as it turned out, I only ended up getting about 5000 records over the course of the year because of the way listsource charges you for additional information not covered in your contract, which my rep did not explain to me).Well, fool me once shame on you, fool me twice shame on me.
