I've asked for proof of license, proof of insurance and proof of workman's comp and all I received so far is a text with his license number, an expired certificate of liability insurance, and a verbal confirmation of workman's comp insurance. 

@Steve DellaPelle yeah i was thinking of something along those lines. 4 of those are month to month and 1 expires in jan 2018

I was going to convert the open unit to short term and then 2 others as leases expired.

Once my LOC expires with FoAC, I will shop them against CoreVest, but I have to say FoAC has been great for fix and flips - no issues at all.

The other one has a lease that expires Jan 1, 2018. 

. - an exclusive buyer's agency agreement should either be property specific, or have an expiration date.

Make sure your properly notice the Tenant at least 30 days prior to the expiration of the lease to confirm, in writing, that you do not intend to renew.  

Everytime I call him he treat me to kick me out basically my lease expired already .I don't know what to do I want to move out but iam in the process to buy me a house so far I didn't find anything yet.

25% seems very high,    I searched how many homes went off the market (expired listing),  226 failed to sell in the time of the Right to Sell contract and 269 homes were canceled in the past 30 days.
