I  guess I treat those debts as serious or more serious than a bank loan.I feel like I am the more experienced person and I should treat them like I'd like to be treated. 

@Doug SaylorDoug, do yourself a favor and partner with an active, experienced investor who can fill you in on the TREC contract form, addenda, etc.

It's imperative that you manage the property management company and make sure your using a firm that's experienced with the type of tenants in the property.Most properties in these areas have Section 8 tenants.
