There are some differences in zoning laws but the methods of finding out about the zoning is the same in each, the methods of going before the planning, zoning, and select boards is the same.

In addition, I see a lot of folks on BP saying the midwest and select markets are great for cash flow, and that properties meet the 1% rule, but once again fail to recognize the tradeoffs such as annual appreciation, population growth, job diversity, etc. 

Avoid paying broker fee's or points especially if you have good to excellent credit. 

That means selecting a location that meets all the following criteria.Appreciation - The number one location selection criteria is appreciation.

"Forced appreciation" is an excellent method to build a "buy and hold" portfolio.

This forum is an excellent place that I am trying to take more advantage of.Just be cautious of the mastermind/networking group you choose. 

Finding a Good Tenant - There are VERY few property managers that have the skills to select good tenants.
