Not sure why people here are not encouraging you with advice but here is what you should do!

It can evaporate completely when you factor in the cost of a new roof or other major CapEx's that will eventually come up.BP has a really helpful calculator to help you run all the numbers. https://www.biggerpockets.com/buy-and-hold-calculator/new  Check it out and see what you come up with.

But whenever I said I was going to learn to play, more often than not, there was much less substance to the conversation and they didn't say much except maybe a few quick encouraging words.

I would encourage them to take pictures cause all of us have smartphones now and show you the proof of dirt.
