I'd rather find the exact guy or gal with the problem(s) that I want to encounter and solve and not even have contact with those folks who are still confused.

You know what i've found to help "distract" from custom fonts and helps them look more hand written...putting some sort of decorative stamp or sticker in the lower left corner.  

I haven't encountered anything like that in Houston.  

Now, an issue you might encounter with this is that some lenders (for your end buyer) are NOT ok you being on the deed but not on the loan.2.

But we would sit around with a few drinks on a friday and talk about who had the worst encounter with a "gate keeper" or the harshest rejection of the week (i've had people tell me to kill myself). 

Hahaha...I actually do the same thing except that I send some marketing pieces like a flyer, magnet, stickers and the like.

A good broker will have an answer for you, but brokers are a mixed bag and not many encounter this situation.

I think it essential to define both the number of units (2-4, 5-10, 11+ etc.) as well as the specific problems that a single inner might encounter.
