I just received my inspection report today a few hours after the inspection and am within my inspection contingency time period.

Moving forward with one of the tenants today.

I have been interested in R.E investing for a year or two now, and have been educating with books, podcasts, and BP for a few months.

All in all I feel a little better about all of this today.

Funny enough I found a similar association but called ARLA ( Alberta Residential Landlord Association) with a membership which seems pretty fair considering it offers discounts and resources (e.g. forms, education).

Not quite sure how owner financing works exactly at this point but I am educating myself and asking questions.Also going over real deals in the real world that involve underwriting which is teaching me how much I don't know.

I think everyone's situation is different, and each person's journey in discovering the kind of investor they want to be can be discovered by trial & error, or education through partnering with someone or learning through the books, podcasts or forums available to you.
