If it's not cash flowing hopefully it's in a very high appreciating area... which can be hit or miss with MF AND that nothing unexpected happens that eats into your bottom line even more.

You would have to have an income that can support the loans, rents that will help eat up some of the debt, or a great relationship with a lender. 

I have been spending $100+ a day eating out. 

Right now I have saved enough money to put about 25% down on a fourth property and my local market in Boise is absolutely screaming but there is so much crazy stuff going on in the world right now, I think I’m gonna hang on to a little cash right now- fully  knowing inflation will eat a hole in it.

I’ve also received advice on that if I get my license, The broker and mentor within the brokerage, will eat up all of my commission.
