I usually drive for dollars to get my leads but I would like to find a more efficient way since I live so far from these area's.

I certainly don't think that the bear market will go on forever, but many signs point towards more price appreciation in the next couple years....after that, your crystal ball is as good as mine:) We've pretty much seen 10% price growth every year for the last 8 years, and average (not median) home price at the end of Dec 2017 was 470k.

I plan to do Direct Mail...perhaps a 1-800#....SEO....social media...and good old fashioned research/driving for dollars....I would GREATLY appreciate any other ideas. 

I was thinking about something I heard on the BP podcast once about starting out doing bigger deals so that the natural exponential growth of my business would grow off a much larger base.

Stock market investors are often so focused on growth that many do not realize how the leverage, cash flow, and tax-deferral of real estate investing can combine to produce potent returns.

Just make sure you do your hometwork on the employment trends, recession data, regional growth, etc.

You are correct about needing to go street by street and it indeed helps that you have people on the ground here to at least drive by potential investment properties.

Now finally, I really don't like the judgemental stuff in your post with concern to the way your tenant dresses, the car she drives and the haircut her kids have.
