You have to ask permission often time to get draws on the loans during extensive rehabs and basically have to ask your "daddy" if you are okay and if you can continue.Using your own cash is less paperwork, which means less time, too.As far as being smart about risk, I think you are being too clever for yourself.

Hopefully the buyer or agent don't file a lis pendens on the property.The best way I have found to handle it is, when the Buyer starts to get flaky threaten to kick them out of escrow or have escrow draw an addendum that they will release the deposit on with no further signatures required.

I am in need of some help from my fellow BP members.I am structuring my marketing materials for my new strategy of buying Castles to rehab flip as well as wholesale.Should I state in my marketing materials that I buy castles only with draw bridges or should I keep my options open to buying all different types of castles, including those with King and Queen occupants?
