I'm starting off bird dogging just to get the feet wet so if anyone can give me some advice out would be greatly appreciated.

We are currently going though that on another house we allowed two dogs and the pets damaged our real wood floors.

In Chicago, so many of the big property management companies don't allow pets, especially dogs.

I will never own a different breed of dog now that we discovered how great they are.Shawn

The hedge funds have wiped out the local flip market all the way down to bird dogging and there's not much room here (in Vegas) for even a small profit - unless you have an excellent product source.

A "farmhouse shower" sounds like it would be the perfect place to wash the dog.

Hello and welcome to BP.Wholesaling and bird dogging are great ways to get started with a low capital budget.  

Over 11 years I had 2 fires, one when the tenants dog blankie got too close the the opening of a gas HW heater.

No offense to any of the people contributing, but this is feeling like a dog chasing his own tail without some third party out there able and willing to service these notes at a reasonable cost that will allow the investor to be D/F compliant. 

Bottom line is in a market economy if a big dog is willing to pay more then that's a fact of life.
