The San Antonio property is in a C-D class neighborhood, so I am stuck whether it is in fact actually worth the tear down, or just throwing some lipstick on it for the market (with its current condition I imagine paint/landscaping won't budge our ROI anyway).

The property has solid bones, good location and lot size however is completely empty, no kitchen cabinetry at all, bathrooms will need to be completely redone, all floors redone and extensive landscaping

As stated, bringing it up to code, plus renovation costs can close the gap on a new build sometimes. 20k for foundation work, 10k for new electrical or plumbing, 6k for A/C not including ductwork, 14k for a new code roof, 3k in landscape and irrigation.
