It brings up the old debate about how much to pay down mortgages and how much to free up for leverage...I don't know that there's one answer to that question....but I'd be interested to see other's take.

Of course, we will bill more out of the deposit if damages and charges exceed that 20%, but making that portion non refundable eliminates a lot of debate and arguing upon move out that we re charging them for a cleaning, etc.

I am a broker myself, so I have debated on putting a team of RE agents together, but like not having that liability by using other brokers instead.I think the shortest form of contact is best (in person is more effective than calling...calling is more effective than a personalized mailer......personalized mailer is more effective than a general postcard).
