I have learned many lessons from this property and plan on cutting the turnaround time to a month instead of 3 months (started the ball rolling around mid November). 

Late after the 5th, she get's a notice and so on.....You may want to consider cutting your losses with her before this thing snow balls into the spring/summer months.  

Track all expenses and income on the properties you own and review them regularly and try to cut expenses and increase income.  

will not cut it, but "no staircase, and my daughter has mobility issues" would.

This will help you identify areas where you could cut back expenditures and increase savings.2.  

I wouldn't partner with anyone that is green and hasn't cut their teeth on real estate investing yet.   

I am wanted to know what some of you have done to possibly unofficially/officially employ these guys to help me drive streets, look for properties that are distress or fit my criteria from the curb in my farm area, and take addresses for me to later contact after scrubbing through them at home.Ideas so far: just feeling this out with several high school/college age friends my wife and I know, a general consensus is that most would be happy to do this for just a full take of gas and if we land a deal they get a cut/flat rate.

This situation is going  to be a downward spiral and unless you are intending to operate as a charity it is time to cut your loses and find a new tenant.

The original wood window was clear and we had to install a plastic curtain rod and cut down a shower curtain for it. 

Most country will cut you some slack if you are actively paying down the outstanding balance.
